​What is Co-hosting and how is it different from vacation rental property management?
We get asked this a lot! Co-hosting is a newer term, primarily associated with Airbnb, and is a functionality offered to property owners (Hosts) allowing them to assign additional individuals/entities (Co-hosts) to assist in the management of their property listing.
The lines between co-host and property manager are still a bit blurry but we define “Co-hosting” as the management of the Airbnb listing inclusive of marketing & promotion, guest communications and pricing strategy/optimization.
We also offer full-service property management for short-term rentals which also includes housekeeping (cleaning & laundry) and on-site support allowing you to be completely hands-off while your property earns income.

What types of vacation rental properties do you manage?
We manage single-family homes, cabins, condos, apartments and multi-unit buildings used for short-term or mid-term rentals.

Would I still own the Airbnb listing and account for my short-term rental?
Yes. You maintain ownership of the listing and platform accounts and simply grant us access to manage operations on your behalf.

Can I choose only certain co-hosting services (e.g. just guest communications or pricing strategy)?
Yes, we offer flexible co-hosting packages ranging from one-time, a la carte projects to ongoing management service bundles.

​Do you offer design or setup services for new vacation rental properties?
Absolutely! We can assist with furnishing, décor sourcing and full setup to maximize guest appeal and reviews for your vacation rental property.

What are your co-hosting fees?
Our ongoing co-hosting and full-service management fees are some of the lowest in the industry and range from 8% – 16% of monthly revenue. We also provide one-time consulting and management services for a flat-fee.

​How do you collect your vacation rental management fees?
​All short-term rental income, fees and commissions are managed by the Airbnb platform and paid out automatically from your rental revenue based on the agreed upon commission percentage.

Are there any setup fees or upfront costs to list my vacation rental property?
For our services, there may be one-time costs associated with the initial onboarding and setup portions of our engagements (prices vary depending on the service). Outside of our services, additional upfront costs to plan for include: supplies, furnishings, linens, photography, maintenance and cleaning.

How do you handle guest communications?
We provide guest screening, real-time/on-call responses (guest questions & issue resolution) as well as automated messaging (e.g. check-in/check-out instructions) to ensure guests have a smooth stay and leave great reviews.

How would cleaning be handled for my vacation rental property?
​Cleaning a vacation rental property requires another level of clean… We only partner with cleaners who are vetted and experienced with Airbnb cleanliness standards and provide quality control to ensure the property is spotless after each stay.

How do you handle maintenance or emergency issues?
Whether using your trusted vendors or ours, we quickly respond to issues and maintain continuous communication with the guest until the issue is resolved.

Can I still use my property when I want?
Yes! You retain full control of the calendar. Just let us know in advance and we’ll block off dates for your personal use.

How often will I receive updates or reports?
You’ll receive monthly performance and income reports and we’re always available for check-ins or to review performance.

What platforms do you use for booking short-term rental stays?
We primarily use Airbnb and can also list on platforms like VRBO, Booking.com and more depending on your goals.

Do you help with permits or local regulations?
Yes, we can advise on licensing, tax collection and local compliance requirements depending on your jurisdiction.

What kind of insurance do I need?
We recommend having short-term rental insurance and an umbrella policy in addition to your homeowner's policy.

How are damages or guest issues handled?
We document and submit claims to Airbnb when applicable and work with you to coordinate repairs or replacements as needed.
